Florida’s Senate Bill 4D, which was passed in May 2022, made it mandatory for all Florida condominium and cooperative buildings, three stories or higher, to undergo milestone inspections, structural inspections, and submit specific information to the DBPR.

In addition, regarding the funding of reserves for the continued maintenance and repair of condominium and cooperative buildings, among other things, the bill prohibits waiver of reserves by associations for certain structural components.

A new statewide inspection program now requires condominium and housing cooperative (co-op) buildings three or more stories tall to conduct milestone structural inspections and perform structural integrity reserve studies to ensure such buildings are safe for continued use and occupation. In response to this, Parkway Maintenance & Management Pinellas, LLC, the Property Management Services provider for On Top of the World Condominium Association, Inc.(OTOTW), retained Engineering Systems Inc. (ESi) to perform Phase 1 inspections of the 91 buildings in the property and provide the engineering services as required by SB 4-D. The inspections did not include common buildings.

The summaries and reports may be viewed by clicking the respective link below and then locating your building number. These summaries and reports require a password which will be included in the Annual Meeting packet mailed via USPS to each unit owner of record with the Association. This mailing will be postmarked no later than May 24, 2024. You can also contact the Community Service Office to obtain the password.
