Service Department

The Service Department is open Monday through Friday for service-related requests which pertain to the Common Elements and which are within the scope of Management Maintenance. Service requests must be made in person or by completing our online Service Request Form. Phone calls, facsimiles and email are not accepted.

The Community Service office phone number is 727-683-6981. For an emergency in a Common Element 4 p.m. to 6 a.m. call 799-1115. Live operators will forward the following emergencies only: Fire, Elevator Entrapment, Building Alarm Malfunction and Water Entering an Apartment from the unit above. Non-emergencies will not be accepted by the after-hour service. All issues not mentioned above should be reported to the service Department during normal business hours.

If you discover water damage, mildew or mold in your unit, contact the Service Department immediately. Your Management Company has Certified Mold Remediation Contractors, Remediation Specialists and Leak Specialists on staff and on call to inspect, test air quality, evaluate and if necessary, to remediate.

Renovations, Remediation, Construction For Your Protection

All structural alterations, renovations or modifications to your unit or a Common Element must have prior written approval from the Association before you can begin. Failure to obtain approval for owner-installed work involving Common Elements may result in an enforcement action by the Association. Alterations made without approval are subject to removal at the unit owner’s expense. Applications for approval may be obtained from the Service Department or downloaded.

All contractors or tradesmen working on your project must be licensed, provide proof of current insurance and all work must comply and conform to all codes.

Debris from remodeling projects must be disposed of by your contractor. Do not leave debris, appliances or construction items in the trash, storage rooms, or curbside.

Life Safety Code Compliance

Chairs, tables, plants, floor mats and knick-knacks may not be placed in the path of travel, such as hallways and walkways. Sitting areas at balconies must not block or impede entrance or exit. Hallways and walkways are routinely inspected by the Pinellas County Fire Marshall. Unit owners in violation will be sited by the County and are subject to fines or other actions for non-compliance.

Water Service Turn Off

For the safety of your property as well as the safety of others, Parkway Management now requires that you be present when our personnel arrive to execute your order for service. If Parkway Management is not able to make contact with you at the time we arrive to provide service, the water will not be turned on until we can. Water intrusion can be a very costly proposition and Parkway Management wants to help the community in limiting these types of situations.

You may request the water turn on service through the service desk at the east side recreation center from 8:30 a.m. until 3:00 p.m Monday through Friday, by calling our water turn on service phone number at 727-799–3417(option 6).

Please provide the date you would like the service executed so we may respond accordingly. Our field personnel will perform your request for service between the hours of 7:30 a.m. until 5:30 p.m. Monday through Friday, and Saturday between the hours of 7:30 a.m and 11:30 a.m. There is NO CHARGE for this service during these normally scheduled business hours.

If you are in need of service after normally scheduled business hours, Parkway Management offers extended hours for a nominal fee. The extended hours service is provided Weekdays from 6:00 p.m until 9:00 p.m. and Weekends from 12:00 p.m until 9:00 p.m. EXTENDED HOURS SEVICE REQUESTS ARE ONLY AVAILABLE BY CONTACTING (727) 799-1115. The after hours charge is $35.00 and should be made payable to Parkway Management. Payment is due at time services are rendered. Only personal checks will be accepted. NO CASH PLEASE.

Once again, please remember that in all circumstances you MUST BE PRESENT for this service request to be carried out.

Thermostat Settings

Whether you are home or away, always keep your thermostat no higher than 78 degrees. Florida’s tropical weather is very humid. Without your AC running properly, condensation may cause mildew and mold to grow and spread quickly. As a further safeguard, remember to always have your air conditioning system serviced annually. This service should include a clean out of your unit’s drain line. A properly serviced air conditioner is much less likely to damage your home or your neighbors.

Have your hot water heater regularly checked to ensure it is functioning properly. Old or rusted water heaters may be a source for a water leak that may damage your home. Appliances in clean and proper service not only save money in the cost of operation, but they are less likely to malfunction, causing damage to your home, or someone else’s.
